Aspenites cherish their tucked-away mountain enclave, yet come mid-winter, an urban escape can be as crucial to a local’s mental health as the daily snow report. Enter Denver’s Cherry Creek North. Long the go-to for retail therapy, Aspenites are buying into a warming residential real estate market courtesy of Western Development Group, helmed by partners Christian Anschutz, David Steel, and Roy Kline.
The NorthCreek Denver Residences, located at the intersection of Cherry Creek’s First Avenue and Fillmore, broke ground in 2006, and its three residential offerings—urban-chic Tower residences, customizable Courtyard Flats, and charming Brownstones—have seen a recent resurgence in sales. In the past six months, multiple residences have sold.
Aspenite and developer John Whipple, of Whipple & Brewster, bought a Tower residence in 2006 along with his father. Originally considered an investment, the residence was frequented by John’s mother so often that they decided to buy the unit next door and expand their home to 3,000 square feet.
“The biggest selling point is the location,” says Whipple. “The city environment has been really nice, since we live on a rural ranch in Aspen. Western [Development Group] never cuts corners, which is why it’s such a great investment. Long-term, nothing compares to it in Denver.”
Located 15 minutes from the heart of downtown and 30 minutes from Denver International Airport, NorthCreek claims sweeping vistas of the Rockies and close proximity to such Mile High favorites as Coors Field, the Pepsi Center, and the Denver Art Museum. With properties ranging from 1,337 to 3,570 square feet, and offered as blank shells or completely finished and furnished, prices span from $795,000 for a one-bedroom, 1.5-bath Tower residence (a quintessential Denver bachelor pad) to the fully customizable, 3,060-square-foot “Art Residence” Courtyard Flat, (with a pool-worthy 2,190-square-foot terrace) for $3 million.
Surprisingly quiet given the urban backyard, the residences are a result of strong bones and sound architecture. Design highlights include walnut, oak, and cherry wood floors, custom-designed kitchen cabinets and gourmet kitchen packages (Wolf, Sub- Zero, and Asko appliances), and Villeroy & Boch sinks. Amenities exclusive to NorthCreek owners include secure underground parking, round-the-clock concierge service, and valet and porter service, among other perks.
“NorthCreek has attracted Aspen residents because it provides an upscale, urban lifestyle without the noise and congestion of being in downtown or lower downtown,” says David Steel. “We’re in the heart of Cherry Creek North, which many consider to be the Beverly Hills of Denver, with great restaurants and fantastic shopping, all in a safe, relaxed, and very comfortable setting.”
Beneath the residences is a coveted retail block, home to such tenants as Hermès, Loro Piana, The North Face, and the most recent addition, The Blues Jean Bar at Cherry Creek North, owned by Aspenite Lady Fuller. Refuel from an afternoon of boutique hopping at nearby restaurant Pasta Pasta Pasta (with a private entrance for NorthCreek residences), the new True Food Kitchen, and the second Phat Thai by restaurateur Mark Fischer.
Steel and partners are currently developing another Cherry Creek block, 250 Columbine, which will house high-end retail, residential, and office space, yet another reason to keep Cherry Creek on your urban radar.
